More industrial development is on the way for the Highfield Business Park, an emerging industrial hub — as a news release for the project called it — that sits south of Centennial, northwest of Parker and northeast of Lone Tree.
The business park near South Peoria Street and E-470 is near the tail end of seeing three new buildings added — one that was completed in June, one that broke ground in August and another that was set to break ground this month and is expected to be completed in spring 2018.
Confluent Development, a Denver-based real estate development and investment firm, partnered with Bradbury Properties on the three-building project in Douglas County.
The location, which includes 8451 Highfield Parkway and 14150 Grasslands Drive, sits in an area of positive demographic trends, the news release said.
“Highfield Business Park is situated in the heart of the southeast suburban corridor with close proximity to one of the most educated workforce populations in the region, at a competitive cost to the (more central Denver area),” a statement from Confluent Development said.
The park offers close access to Centennial Airport, I-25, E-470 and the southeastern RTD light rail lines.
With industrial space in metro Denver showing high demand, Confluent Development is excited to support the need for high-quality industrial development in the area's growing market, said John Bauknight, the company's development director, in the news release.
The first of the three building projects, a 101,000-square-foot facility, houses Charter Communications, one of the nation's largest telecommunications companies. It's also home to Gateway Classic Cars, the first Colorado location for the company, which sells classic and exotic cars.
The second is a development for EdgeConneX, a data-center provider. A new facility will allow that company more space in a 115,500-square-foot facility — EdgeConneX currently occupies space in an adjacent building. The business park is served by five different fiber-optic internet providers, which makes it uniquely positioned to meet needs of data-center companies, the news release said.
The third project is a 92,000-square-foot facility that could house one large industrial user or feature a design for multiple tenants.
Confluent Development owns and develops commercial real estate throughout the nation, with experience in office, retail, industrial, senior-housing and multi-family developments. For Bradbury Properties, the Bradbury family has been a major landowner in the southeast Denver area since the 1950s, the release said. Its land interests have developed into projects and ventures including Meridian Business Park, the Lincoln Station transit-oriented development, Highfield Business Park and more.
CBRE Group, the world's largest commercial real estate services and investment firm based on 2016 revenue, according to the news release, is the leasing broker for the projects.
