The first housing development in RidgeGate East reached a new milestone Sept. 15, passing the Lone Tree Planning Commission. The plan could receive approval and break ground by the end of this year.
The RidgeGate Station Apartments complex is expected to break ground in the fourth quarter of 2020, according to its site improvement plan (SIP) submitted to the city. The planning commission approved the plan Sept. 15 and Lone Tree City Council could OK the plan by the end of October.
The project consists of six buildings, including two parking structures, 540 market-rate apartments and a mix of retail space. Both phases of construction are expected to finish in 2024. New residents could move in as early as 2022, according to a spokesperson for Coventry Development Corp., the master developer for RidgeGate.
The RidgeGate Station Apartments project is one of the first pieces of what will be the Lone Tree City Center. RidgeGate plans call for the area north of RidgeGate Station to become a downtown area. The light rail station directly north of the RidgeGate Light Rail stop is aptly named Lone Tree City Center Station.
The project design offers a glimpse into Lone Tree's future. The plan uses words familiarly used by city officials when describing their vision for the city: walkable, mixed-use, transit-oriented.
The project will have prime visibility from South Havana Street, just south of RidgeGate Parkway. South Havana Street will connect the site to the rest of Lone Tree City Center. Retail space will be provided at the northeast quadrant of Havana and RidgeGate.
The southwest corner will be anchored by a plaza space and retail space intended to be used for a coffee shop, the plan says.
The “central amenity plaza” will be the focal point for the residents of the community, the plan says. Four buildings will be situated to create a plaza space with mixed-use amenities. The central amenity plaza is planned to have amenities like a swimming pool and spas, great lawn, barbecue grills, picnic areas, fire pit, performance/movie space and ride-share pickup/drop-off area, the plan says.
